2D floor plans

2D floor plan generator: furnished floor plans for virtual staging, drawn to scale

Turn any of your designs into a clean 2D floor plan to put in a listing, a brochure or a proposal. Keep the furniture as you placed it, or stage the rooms for the picture in one of the design styles, then draw the plan in one of eight styles with each room named and measured, a title and a scale bar. Download it as a PNG, a JPEG, a PDF or an SVG, or, with Pro, as a DXF file for CAD. Staging the plan uses no AI request.

A coloured 2D floor plan of a three-bedroom house with every room staged: beds, a sofa, a dining table and a car in the garage, each room named with its area, the outside walls measured, and a title band with a scale bar

How it works

4 steps from a design to a 2D floor plan

  1. 1

    Choose a design

Pick one of your designs: one you drew, one the AI drafted from a sentence, a plan you uploaded as a picture, or a design from the store.

  2. 2

    Stage the rooms

Keep the furniture as it is, furnish only the empty rooms, restage every room in one of 25 styles and a budget, or show no furniture at all.

  3. 3

    Pick a drawing style

Coloured, technical, blueprint, hand-drawn, anime, watercolour, marker pen or collage, with the room names, areas and outside lengths you want shown.

  4. 4

    Download it

A PNG or JPEG up to 3000 pixels wide, an A3 PDF or an SVG, with the design's name, its floor area and a scale bar along its foot; with Pro, a DXF for CAD.

A 2D floor plan, furnished and to scale

The plan is drawn from the design itself: its walls, doors and windows where they are, every room at its real size, and the furniture at the size of the real pieces. It is the same drawing as the editor's, made on our server as a picture of one storey, so the names and lengths stay readable at any size you download.

Choose what it shows: each room's name and area, the length of each outside wall, and on the ground floor the garden round the building. A band along the foot gives the design's name, the storey's name for a home of more than one, its floor area and a scale bar in metres, or in feet for a design in imperial units, and says the plan is for illustration only.

Virtual staging on the plan, with no AI request

An empty plan is hard to read: a buyer cannot tell whether a bedroom takes a queen bed or where the sofa goes. Staging fills the rooms by rules of layout, the same rules as the editor's Restage all rooms button: the main pieces against the walls, the pieces that belong with them round them, and nothing in front of a door. Each room gets what its type needs, in one of 25 design styles on a basic, standard or premium budget.

Furnish empty rooms stages only the rooms with nothing in them and leaves your own furniture where it is; Restage every room furnishes them all again; No furniture leaves only the rooms' fittings: the kitchen, bathroom and laundry, stairs, lifts and fireplaces. Staging for the picture leaves the design as it was. To furnish the design itself, open it in the editor and stage its rooms there, one at a time in a style and budget, or all at once.

Eight drawing styles, from technical to watercolour

Coloured is the plan as the editor shows it, with floors in their materials. Technical and blueprint are line drawings with the room names in capitals. Anime and marker pen fill each kind of room with its own colour; hand-drawn, watercolour and collage look sketched, washed or cut from paper.

Download a PNG or a JPEG 1200, 2000 or 3000 pixels wide, or a PDF of one A3 page. Hand-drawn, watercolour, marker pen and collage are drawn through a texture at up to about 2.4 million pixels, so a large picture in one of them comes out narrower. An SVG has no such limit and can be printed at any size. With Pro, download the storey as a DXF file instead, in millimetres on CAD layers, furnished as you chose.

From a plan you already have

To draw an existing home, start a design from a picture of its plan: the AI reads the rooms, their names and rough sizes, and lays out walls, doors and windows round them by rule, for one AI request. With Pro, import a DXF file, a PDF or a picture with its walls, doors and windows as drawn. Either way, check the design against the real building before you draw its plan for a listing: the plan shows the design's dimensions, not ones measured on site.

For photos of the real rooms, the photo studio stages a photo of an empty room with an AI image model, keeping its walls, windows and camera angle, for one of the month's AI images. Together they give a listing a furnished plan and furnished photos of the same home.

Questions and answers

Good to know

For anything else, see the questions on the home page or send us a message.

Is the 2D floor plan generator free?

Yes. The Free plan costs nothing, needs no card and includes every design tool of the editor, and the 2D floor plan page is on every plan. Staging the rooms and drawing the plan use no AI request, as often as you like. Making the design in the first place from a sentence or a picture uses an AI request from your allowance; drawing it by hand or starting from a store design does not.

Can I make a 2D floor plan from a sketch or an existing plan?

Yes. Upload a picture of the plan or a sketch to start a design: the AI reads its rooms, and walls, doors and windows are laid out round them by rule. With Pro you can instead import a DXF file, a PDF or a picture with its walls, doors and windows as drawn. Check the design against your drawing, change what differs, then draw its 2D floor plan.

What is the difference between staging the plan and staging a photo?

Staging the plan places furniture by rules of layout, each piece at its real size, and uses no AI request. Staging a photo, in the photo studio, makes a new picture of a real room furnished by an AI image model, for one AI image. The plan shows how the rooms fit together; the photo shows how one room could look.

What sizes and formats can I download?

A PNG or a JPEG 1200, 2000 or 3000 pixels wide, a PDF of one A3 page, or an SVG, which scales to any size; every plan has them. The hand-drawn, watercolour, marker pen and collage styles are drawn at up to about 2.4 million pixels, so a large picture in one of them comes out narrower. For a CAD program, download the storey as a DXF file, which comes with Pro.

Can I use the floor plan in a property listing?

Yes, for a design you are licensed to use, to advertise that property, as the terms of use set out. The plan is drawn to the design's dimensions, not measured from the property, so check it against the building first, and if its rooms are staged, say that the furniture is illustrative.

Can I use the plans to build?

No. The drawings are for design exploration and are not construction documents. A 2D floor plan is a picture for showing a design or a property. To build, take the design to a designer or architect, who will prepare the drawings a building consent needs.
