Virtual staging

AI virtual staging for a design's rooms and for photos of real ones

Show a room furnished before anyone carries in a sofa. AI Plan Creator stages in two ways. In the editor it furnishes a design's rooms by rules of layout, each piece at its real size, with no AI request, and the 2D floor plan page does the same for a picture of a storey. In the photo studio an AI image model stages a photo of an empty room, keeping its walls, windows and camera angle.

How it works

4 steps to a staged room

  1. 1

    Choose what to stage

A room of a design in the editor, a storey on the 2D floor plan page, or a photo of an empty room in the photo studio.

  2. 2

    Pick a style

One of 25 design styles, and for a design's rooms a basic, standard or premium budget.

  3. 3

    Stage it

Press Stage this room, or Restage all rooms for the whole house. A photo can take a minute and uses one AI image.

  4. 4

    Check it and use it

Move any piece on the plan, download the floor plan, or compare the photo before and after and download it.

Stage a design's rooms, with no AI request

Select a room on the plan, and its panel has a Staging section. Choose a style and a budget of basic, standard or premium, and press Stage this room. The furniture is placed by rules of layout: the main pieces, such as a bed, a sofa or a dining table, go against the walls, the pieces that belong with them are set round them, nothing may block a door or overlap another piece, and tall pieces are kept away from windows. Each room gets what its type needs, and in a shop, a café or an office the rooms are fitted out for business use.

Staging replaces the furniture already in the room, and Clear furniture takes it out again, leaving the parts of the building such as stairs. Restage all rooms, beside the building's style, stages every room on every storey in that style on a standard budget. It all runs in your browser and uses no AI request, as often as you like, and every piece can then be moved, turned or removed. The AI agent stages rooms too when you ask it, for an AI request.

A staged 2D floor plan for a listing

The 2D floor plan page draws one storey of a design as a picture for a listing, a brochure or a proposal, and can stage it just for the picture. Furnish empty rooms stages only the rooms with nothing in them; Restage every room furnishes them all again in the style and budget you choose; No furniture leaves only the rooms' fittings. The design itself keeps its furniture, and no AI request is used.

Draw it in one of eight styles, with each room named and measured and a scale bar, and download a PNG, a JPEG, a PDF or an SVG on any plan, or, with Pro, a DXF file for CAD. The plan shows how the rooms fit together, every piece at its real size, which a photo cannot.

Stage a photo of an empty room

For a room that already exists, open the photo studio, drop in a photo of the room as a JPEG, PNG or WebP of up to 10 MB, choose Stage an empty room and pick one of the same styles. The AI is asked to add real furniture, rugs, lighting, art and plants that fit the room's size and use, lit by the room's own light so that they cast matching shadows. It is asked to keep the walls, windows, doors, ceiling and camera angle where they are, and not to change the floors, the wall colours or the fixed fittings.

Add extra wishes if you like, such as a reading corner by the window, then compare the result with your photo on the before-and-after slider and download it. Each staged photo is one AI image from your plan's allowance, which is smaller on the Free plan. The photo is sent to Google's Gemini image model to be changed, as the privacy policy says. A furnished or cluttered room can be cleared first with Empty a room, and the empty picture staged after.

Label staged pictures in a listing

The terms of use let you use pictures you make in the photo studio from photos of a property, and renders of a design you are licensed to use for it, to advertise that property for sale or rent, for yourself or, as an agent, for its owner. Say in the advertisement that the pictures are virtually staged or edited, and never use them to hide defects or to show the property as having anything it does not have, other than the staged furniture and decoration.

Check each picture against the room before it goes in a listing: the AI is told to keep the walls, windows, floors and fittings, but it can still change a detail, and a sofa in an AI picture is an impression, not a measurement. Where a buyer needs to know that a layout works, a staged floor plan, drawn to scale, shows it.

Questions and answers

Good to know

For anything else, see the questions on the home page or send us a message.

Is AI virtual staging free?

Staging a design's rooms, in the editor or on the 2D floor plan page, uses no AI request on any plan, as often as you like. Staging a photo uses one AI image from your plan's allowance, which is smaller on the Free plan, and only a picture that comes back is counted. The Free plan costs nothing, needs no card and includes every design tool of the editor.

Can AI stage a photo of an empty room?

Yes. In the photo studio, Stage an empty room adds furniture, rugs, lighting, art and plants in the style you choose, and the AI is asked to keep the room's walls, windows, floors, wall colours and fittings as they are. Check the result against the room: an AI image model can still change a detail.

Does staging a design replace my furniture?

Stage this room replaces the furniture in the selected room, and Restage all rooms replaces it in every room; the editor's undo puts it back. Staging on the 2D floor plan page is only for the picture and never changes the design.

Can I use virtually staged photos in a property listing?

Yes, to advertise that property, as the terms of use set out, if the advertisement says the pictures are virtually staged or edited. They may not hide defects, show the property as having anything it does not have other than the furniture and decoration, or advertise another property.

Can I build from a staged design?

Not as it is. The drawings are for design exploration and are not construction documents. Staging shows how the rooms could be furnished. To build or renovate, take the design to a designer or architect.
